Nails will work for the wall installation, they are cheaper than screws.
Screws are the best for ceiling installation.

Disc sander will work for smaller surfaces.
Belt power sander is perfect for large areas.

From my experience I know it’s important to get good tools for that. I usually use a 4″ straight-bristled brush for large areas and a 0.5″ angled brush for details.

I would not do that… Consider using ceramic or vinyl tiles.

just like a a handheld jackhammer
I would rent an electric demolition chipping hammer. It works really quickly and pulverizes the tile.

Bolt cutters will be perfect for cutting thick metal locks.
For cutting wire rope you should get wire rope cutters.
